What Can You Build Without Consent on a Rural Property?

In a rural zone, enclosed farm buildings and sheds up to 110m² are exempt from building consent under the New Zealand Building Act. That's a big exemption — and it covers a wide range of practical rural structures.

To qualify, your build must meet these criteria:

  • Located in a rural zone per your council's district plan

  • Importance Level 1 — low-risk use (no public access, no hazardous substance storage)

  • Maximum building height: 4m above floor level

  • Floor level no more than 1m above ground

  • Maximum unsupported span: 6m

  • Maximum design windspeed: 44m/s

  • Boundary distance equal to the building height (may be relaxed for structures under 30m² under 2025 Building Act updates)

  • No plumbing; electrical work by a registered electrician

Important Things to Check Before You Build

Confirm your zone - the 110m² no-consent exemption only applies in a rural zone as defined by your district plan. Some lifestyle blocks sit in residential-rural or countryside living zones with different rules. Check with your council or ask our team — we can help you work it out.

Wind zone - rural sites are often more exposed. All our no-consent rural buildings are engineered for your specific site up to 44m/s. Higher-exposure coastal or hilltop sites can be accommodated with engineering upgrades, which our team will advise on upfront.

The 6m span rule - the maximum unsupported span for a no-consent rural building is 6m. This is a key design constraint for wider structures. Our team designs within this regularly and can help you achieve the footprint you need within the rules.

Slab and site prep - larger rural sheds need a concrete slab and good access for delivery. We can advise on slab specifications and talk through logistics for your site.
