No Consent Sheds & Garages for Urban Sections – No Hassle, No Red Tape
Many of the sheds and garages we build for urban and suburban properties don't need a building consent - saving you time, money, and a lot of paperwork. Thanks to recent updates to New Zealand's Building Act, including further relaxations introduced in late 2025, more suburban property owners than ever can get a quality steel structure built quickly and legally, without going near the council.

What Can You Build Without Consent on an Urban Property?
Garages & Enclosed Outbuildings — Up to 30m² A single garage, games room, hobby space, or storage building up to 30m² can be built without a building consent. Following 2025 changes to the Building Act, a building between 10–30m² now only needs to be 1m from a boundary — and anything under 10m² can go right to the boundary. That opens up a lot of suburban sections that might previously have seemed too constrained.
Key rules:
Single-storey only
Maximum floor area: 30m²
Maximum height from floor: 3.5m
Floor level no more than 1m above ground
1m from boundary (10–30m²) or 0m from boundary (under 10m²)
No plumbing; electrical work by a registered electrician
Carports - Up to 40m² Open on at least one side, carports up to 40m² are fully exempt from building consent. Flexible post spacing means your roof coverage can actually be larger while the internal measured area stays within the limit — giving you more shelter than you might expect.
Garden Sheds & Small Structures - Under 10m² Anything under 10m² can sit right on the boundary with no consent required. Perfect for a compact tool shed, bike storage, or backyard utility shed.
Even without a consent, all structures must comply with the New Zealand Building Code and your local council's District Plan - covering things like site coverage, height to boundary, and sunlight angles. We recommend a Project Information Memorandum (PIM) from your council if you want certainty before you build. It's inexpensive and well worth it.

A sleek, modern alternative to a traditional gable roof — and often a smart choice on urban sections where height at the boundary is a consideration. The lower roof pitch at the boundary side can help you stay within height rules while still getting maximum internal space. Increasingly popular in Auckland and other cities where sections are tight and design matters.
Need covered parking without the cost of a fully enclosed garage? A garaport or carport up to 40m² requires no building consent and gives you practical, weather-protected parking for cars, boats, motorbikes, or campervans. The flexible post-spacing design means the roof can cover more area than you might expect while remaining fully exempt.

A Few Things to Check on Your Urban Section
Site coverage - most district plans limit how much of your section can be covered by buildings. Check your council's rules before you design, as exceeding site coverage limits will require resource consent regardless of building consent exemptions.
Height to boundary - there are often rules around how tall a structure can be relative to its distance from a boundary. Our team designs within these constraints every day and can help you maximise your options.
Appearance - in some neighbourhoods or special character areas, a resource consent may be required if a structure is considered out of character. Our Colorsteel® range includes colours and profiles that integrate naturally with residential streetscapes.
When in doubt, get a PIM - a Project Information Memorandum from your council costs very little and gives you written confirmation of what's achievable on your specific property before you spend a dollar.
